Alright so another very important part of any home (and particularly here at 1489 Balsam Willow Trail) is the master bedroom and the master bathroom. This is one of those things where over time we’ve seen American design of houses change to bigger and bigger master bedrooms, and bigger and grander master bathrooms. And I think Balsam Willow Trail does not fall short there. Talk to me about this Matt, because with the pictures and the current owners already moved out it’s a little hard to tell the size without furniture, and to really get a perspective. But this is a good size master bedroom.

Oh yeah, absolutely. The thing is with this master bedroom, the way that it opens up into the bathroom really creates an additional space. You can’t see it from the way the pictures are situated, but if you look at the video you can probably get a better example of what that looks like. It’s really nice and open, and again very versatile. You can arrange your furniture so you have a water view from the bed; you can just move that furniture all around. Just a huge open space. So now is there room for a bed, dresser, and some kind of little seating area as well?

Right.

Because that’s big for me, and I’m sure you deal with this too—you’ve got to have some where to sit in the morning to put your socks on.

Right, Absolutely.

And now a days we’ve all got these big overstuffed beds; and the bed sits so high off the ground, sitting on the edge of the bed to put your socks on just doesn’t work. I’ve got a nice Chase Lounge in my bedroom, personally, that I can sit on to put my socks on every morning. It’s important to have a bedroom that is long enough to accommodate more than just a bed room; more than just a bed, in today’s environment. It looks like Balsam does have that depth to it. There’s a picture shot from inside the bathroom so you can get a little bit better perspective and see the size of sinks and things, and you can tell how deep that bedroom really is from that photo.

Right. Right.

So you’ve got a really nice good sized master bedroom there. The green wall, are you guys charging extra for that, or is that just included? Yeah, we’ll throw that in. If you look at the bathroom there you’ll see that it has a separate commode area, which is awesome. That makes the bathroom so much nicer.

There’s two doors here. I’m looking at a picture of the bathroom and I’ve got a door directly next to the shower, at the back. Then I’ve got a door on the right side, next to the vanity. So one of those is the commode area?

Correct.

Do you know which one is which?

The one on the right next to the sink.

Okay, and the other door…

…is the closet.

That’s the closet, okay.

It’s a well-ventilated closet, which I know some people maybe have concerns about having the closet inside the bathroom area. It’s very well-ventilated—there is no issues with any moisture, or anything like that.

Okay, and then we’ve got a nice size shower in here. It’s a nice size glass enclosed shower. We’ve got the large garden tub, his and hers vanities (which I think is always a plus), again good cabinets; good solid stone surfaces here (which is nice), and tile throughout. A good little flow to a master shower and master bathroom there, right off the master bedroom. And again, the views from that garden tub up there in the window there I’m guessing are the conservation area and the lake, am I right?

Correct, absolutely.

Nice, this is the kind of master suite you’d want to come home to. It is on the first floor, which I think is nice. I’ve always personally been partial to homes with the master suite there, on the first floor. Nice size closet; separate room there for the commode, nice shower, nice bath. Just one of the other reasons that makes 1489 Balsam Willow Trail, here in Orlando Florida, such a great house.
