Alright Matt, so kind of closing out here on your wonderful listing here at 1489 Balsam Willow Trail. I’ve noticed you’ve done some really creative things to market this house. Obviously you’ve got the 1489 BalsamWillowTrail.com, a website dedicated to providing your potential home buyers with as much information as possible. If you’re listening to this clip, you’re either listening to us on the radio or on that website. There’s so much misinformation out there, I think it is confusing to buyers. Buyers can go on there and they can google a property address, or they can use some of these search sites where homes aren’t even for sale anymore or that have inaccurate sales prices. I really love the idea here that you’ve got a dedicated website, 1489BalsamWillowtrail.com, just for accurate up-to-date information about this house. Videos, these radio conversations, all the pictures all the details. Have you gotten good feedback from that from potential buyers? Do people seem to like having that great source of information?

Oh yeah, absolutely. One of the nice things about having a dedicated website is that we control all the information, so we know it’s accurate. We’re constantly doing damage control, making sure all the information is up-to-date and accurate. It’s not 4 bedrooms, its 3 and a half bedrooms—little things like that we can control and make sure that buyers are looking at information that is relevant to them.

Yeah, I’ve seen that there’s a TV commercial floating around right now, where the people fall in love with a house and they think it’s an open house but it’s a guy in his bath robe, and it just goes to show that there is a lot of inaccurate information on the web. And so I do applaud you for having this dedicated site for accurate information so people can feel confident that they are getting the most up-to-date and accurate information on 1489BalsamWillowTrail.com. Also I saw you’ve got a billboard out there on highway 50 and another one on the east west expressway. Again, you must just really believe in this listing? You’re really trying to get as much exposure out there as possible. Talk to me about why this home is a great one for you, and why you’re excited to have the opportunity to be able to list 1489 Balsam Willow Trail.

Well the reason why is one, it’s just a beautiful home in East Orlando. The neighborhood itself, Woodland Lakes Preserve, I think is just one of the best neighborhoods that you can get in East Orlando. In addition to that, the improvements that are coming to the neighborhood is not even public knowledge yet, so it’s kind of getting in front of that storm, where we know we’re a premiere neighborhood and we’re getting better.

Yeah that’s awesome Matt. So you’ve got the dedicated property website to make sure your buyer has the most absolute up-to-date and accurate information. You’ve recently mailed out almost 5000 postcards, advertising this home for sale and letting buyers know out there. It’s important for buyers to know this gems available, and maybe not everyone out there is searching in the MLS or maybe they’re looking at the inaccurate websites. I know one of the websites says this home isn’t even for sale, and it’s been on the MLS for almost 30 days now. It’s great that you’ve got that accurate source of information, you’ve sent out the postcards to spread the word to potential buyers. And the billboard and other marketing your doing—I just really want to applaud you on that. Marketing is a win for everybody, you’re helping buyers out there know this potential home is available, and you’re helping your seller get as much exposure possible for the home.
