Yeah, Woodland Lakes Preserve.

Woodland Lakes Preserve here, that’s a little bit of a tongue twister. I usually don’t get on these things. Woodland Lakes Preserve. Woodland Lake or Woodland Lakes?

Woodland Lakes.

Woodland Lakes Preserve, here in East Orlando is where 1489 balsam Willow Trail is located. So talk to me about this neighborhood. You’ve got a great video that you shot Matt, of driving into the neighborhood, the fountains, the gate, driving out of the neighborhood, the convenience. Kind of give me a rundown of why you think Woodland Lakes Preserve is one of the premiere neighborhoods in East Orlando, maybe for someone who’s out of the area; maybe not really sure on what parts of Orlando they should be in or what makes a great neighborhood here in Orlando.

One of the nice things about Woodland Lakes Preserve is that it is located 3 miles from the Waterford Lakes plaza, as you know the Waterford lakes has everything in it—from restaurants to grocery stores, shopping stores, BestBuy. Everything that you could possibly want is just 3 miles up the street. Well, you would think that would also come with a lot of traffic (which it can), but the nice thing about Woodland Lakes Preserve is it is located off of Curry Ford, which is off the main street, Alafaya. It’s really just a peaceful street. There’s not a lot of traffic that goes in and out of it, and it’s so crazy you can drive a couple minutes up the street and hit a little bit of congestion for the shopping plaza, and then turning into your house you don’t have that. So that’s one thing that’s great. You’re also centrally located between the 408 and 417, both about 2.5 miles away, so a commute to the airport probably takes about 15-20 minutes at maximum. I travel out of town frequently, so that is extremely convenient for me. And then also you’re about 15 minutes from Downtown. So you’re centrally located and you’ve got UCF also about another 15 minutes in the opposite direction, so you’ve just kind of got a trifecta. You’re right in the center of everything, exactly where you’d want to be. And then the neighborhood itself; as you drive into the neighborhood you’re greeted by 2 bodies of water that have huge fountains into it—it’s just a nice entrance to come into. It’s very well maintained, and the planter of that community did a great job decorating the tree line with mature palm trees. The landscaping is just top notch.

Talk to me about the Home Owners Association at 1489 Balsam Willow Trail. Is this an active group? Do they care about the community? What are your impressions as an agent being in there, and as you’re talking to potential clients about moving into this neighborhood, is the HOA (Home Owners Association) doing a good job of keeping things up, which is obviously critical. What are your thoughts and your perception on the Home Owners Association of 1489 Balsam Willow Trail?

You know, they’re doing a great job with the things that they’re acting and improving on. For example: some people were trying to trim the trees themselves. And you know A for effort, but it’s tough. We’re not professional landscapers, and the HOA has found a way to include that into the budget yearly. A yearly tree trimming, and they did not increase the annual amount. They found the savings somewhere and they’re doing such a great job. They understand that the value of your home is the location and the appearance of your neighborhood, because you can have a house that’s in poor condition that’s in a great neighborhood, and someone can just come in and fix it up. But someone can’t come in and fix a neighborhood, and they understand that. They’re keeping it top notch and they’re doing a great job of really adjusting and staying a premiere neighborhood on the east side of Orlando.
